What counties does Brightview Homes build in?+

Brightview builds new-construction homes on scatter lots across 16 Central Florida counties: Duval, Flagler, Seminole, Orange, Osceola, Lake, Polk, Brevard, Volusia, Hillsborough, Pasco, Manatee, Sarasota, Charlotte, Lee, and Marion. Our primary markets are Seminole, Orange, Volusia, Lake, Osceola, and Polk — where we have the most active builds and the strongest lot-acquisition pipeline.

What is a scatter-lot build?+

A scatter-lot build (also called infill construction or build-on-your-lot) is new construction on an individual lot — not inside a master-planned community. Brightview finds or accepts individual lots in established neighborhoods, then builds one of our floor plans on that specific piece of land. The result: a brand-new home in a neighborhood you actually want to live in, with mature trees and real streets, instead of a distant new subdivision.

Do I need to own land to build with Brightview?+

No. You have three paths: (1) bring us a lot you already own, (2) buy one of the lots we already have under contract, or (3) we help you find and evaluate a lot through our brokerage (LPT Realty) in any of the 29 Florida counties we're licensed in. All three paths end with the same outcome — a Brightview home built to your specifications on a specific piece of Central Florida land.

How long does a Brightview home take to build?+

From signed contract to keys, most Brightview homes take 8–12 months depending on county permitting speed, lot-prep complexity, and weather. Permitting alone can take 6–12 weeks depending on the jurisdiction — faster in Polk and Volusia, longer in Orange and Seminole. Vertical construction is typically 5–7 months once permits are issued. We'll give you a realistic timeline specific to your county at consultation.

What is included in the base price of a Brightview home?+

Base pricing includes the floor plan's standard footprint and elevation, Brightview's standard finish package (quartz kitchen countertops, wood-look tile or LVP flooring, stainless appliances, impact-rated windows where required), and a covered rear lanai. Base price does not include the lot, lot clearing, well/septic if required, impact fees, HOA dues, pool, driveway length over the standard, or structural options (3-car garage, bonus rooms). You'll get an itemized, transparent breakdown before signing.

Can I modify a Brightview floor plan?+

Yes, within reason. We offer structural options on most plans — extended lanais, 3-car garage elevations, bonus rooms, and optional flex-room configurations. Larger modifications (moving load-bearing walls, changing the overall footprint) are possible but require a custom-plan review and usually add both cost and timeline. Unlike some builders, we don't force you into a rigid "personalization studio" — if a change makes sense for the lot or the way you'll use the home, we'll quote it honestly.

How is Brightview different from Lennar, Pulte, or D.R. Horton?+

National production builders build in master-planned communities of their own design — you pick from fixed floor plans on a fixed lot inside a subdivision they developed. Brightview builds on scatter lots across established neighborhoods, so the neighborhood, school zone, and lot character are your choice, not ours. We also value-engineer aggressively — our 16-county buying scale keeps pricing competitive with national builders while letting you actually build in places like Winter Park, Lake Mary, or historic DeLand where the nationals simply don't operate.

What financing options does Brightview offer?+

Brightview's sister company Springwell Capital offers construction loans, bridge financing, DSCR loans for investor buyers, and fix-and-flip financing — all designed specifically for Florida new construction. We also work with conventional, FHA, and VA lenders for primary-residence buyers. Our finance team can structure a loan that covers lot acquisition and construction as a single close, simplifying the path to move-in.
